New construction in Canyon Falls starts in the mid $700s and runs past $1M for custom builds. The median sale price over the last 12 months is about $744,000, which puts Canyon Falls well above the overall Argyle median of roughly $543,000.

Most buyers here are shopping in the $700K to $900K range. Chesmar Homes offers the widest price spread, with 70-foot lot homes starting around $750,000 and 90-foot lot homes starting around $930,000. Coventry Homes and Drees Custom Homes both start in the mid $700s, and Windmiller Custom Homes builds fully custom homes from about $845,000 to over $1.1M.

Belclaire Homes starts around $814,000 on 90-foot lots. American Legend Homes, which was one of Canyon Falls’ original builders, has sold out of all remaining inventory.

This is the premium tier of new construction in the Argyle area. If you’re looking for entry-level new construction below $500,000, Canyon Falls won’t have it. All homes in Canyon Falls meet national green-building standards. Drees and Coventry both offer homes that can exceed 4,000 square feet, and Windmiller builds fully custom plans with no set floor plan constraints.

Canyon Falls is nearing build-out. About 2,200 families live here now, and the community was planned for roughly 1,800 homes at full capacity. Remaining new construction inventory is limited compared to what was available two or three years ago, so if you’re interested, the selection narrows with each quarter.

Three Cities, One Community: How Canyon Falls Jurisdiction Works

Canyon Falls spans three separate municipalities: Flower Mound, Northlake, and Argyle. About 626 of the community’s 1,200 acres are in Flower Mound. The rest splits between Northlake and Argyle.

This matters more than most buyers realize. Your city determines your property tax rate, which city services you receive, and which utility providers serve your home. Two houses on the same street can have different tax rates if one falls in Flower Mound and the other in Northlake.

The developer, Newland Communities (now Brookfield Residential), designed Canyon Falls as one community with shared amenities, trails, and an HOA regardless of which municipality you’re in. But the municipal layer underneath is not shared. Before you make an offer on a specific lot, verify which city it’s in and what the total tax rate will be for that address.

Property Taxes in Canyon Falls by Section

The effective property tax rate in Canyon Falls ranges from about 2.25% in the Flower Mound sections to roughly 2.8% in the Northlake and western sections. Argyle sections carry an effective rate of about 1.52%, though fewer lots fall within Argyle’s city limits.

On a $750,000 home, that range translates to roughly $16,900 per year in the Flower Mound sections and up to $21,000 per year in the Northlake sections, before the $140,000 homestead exemption is applied to the school district portion. After the exemption, you’ll save roughly $1,600 to $1,700 on the school district tax, depending on which ISD serves your address.

Some sections may also include MUD or PID assessments that add to the annual bill. Verify the full tax profile for any specific lot at Denton Central Appraisal District before you close.

Two homes at the same price point in Canyon Falls can have annual tax bills that differ by $5,000 or more, purely based on which city the lot falls in. This is the single most important financial detail to pin down before making an offer on a home.

Schools in Canyon Falls: Argyle ISD and Northwest ISD

Most homes in Canyon Falls are zoned to Argyle ISD, which earned an A+ on Niche in 2026. The western neighborhoods feed into Northwest ISD instead.

Argyle High School is located inside Canyon Falls at 6601 Canyon Falls Dr. A new middle school, Scott Gibson Middle School, is under construction on FM 407 and is expected to open in fall 2026. Argyle South Elementary was built on 16 acres donated by the Canyon Falls developer.

The district is also planning a second high school, Argyle Legacy, which will transition from the current Argyle Middle School campus on Hwy 377. That expansion is expected in 2027, giving the district two fully operational high schools.

For Canyon Falls homes in the western sections that feed into Northwest ISD, students attend Pike Middle School and Northwest High School.

One of the first things you should do when evaluating a specific lot in Canyon Falls is confirm which school district serves that address. The boundary runs through the community, and assumptions based on a mailing address won’t always match the actual zoning.

Canyon Falls Amenities and Trail System

Canyon Falls is built around the Graham Branch Creek Preserve, a 200-acre greenbelt that winds through the community with oak hammocks, upland habitat, and wetlands. Over 400 acres of total green space are woven into the layout.

The trail system covers more than 14 miles, with about 10 miles of paved paths and 4 miles of natural trails connecting neighborhoods to amenities and the preserve. The Canyon Falls Club includes a fitness center, an infinity pool with immersed lounges, and a splash pad. A second pool, Westbridge Pool, offers a quieter setting with a waterfall and adjacent playground.

Other amenities include a dog park, a historic hay barn used for community events, seven ponds (two stocked for catch-and-release fishing), and multiple trailheads and gathering areas.

The quarterly HOA assessment in 2026 is $608, which includes the base HOA fee, front yard maintenance, and Frontier internet and cable service. That works out to about $2,432 per year. The assessment actually dropped from $727 per quarter in 2025, which is uncommon for a community this size.

The multi-jurisdiction layout means your tax bill is not predictable from the community name alone. A buyer in the Northlake section could pay $4,000 to $5,000 more per year in property taxes than a buyer in the Flower Mound section on the same price home. You have to check the rate for your specific lot before you budget.

Distance to major employment centers from Canyon Falls

Canyon Falls is about 40 miles from downtown Dallas. Fort Worth is closer at roughly 30 miles, and the Alliance corridor is about 20 minutes. If you commute daily to Dallas or the mid-cities, the drive is a factor. The Flower Mound sections are slightly more convenient to Grapevine and Southlake than the Argyle or Northlake sections.

Limited walkable retail near Canyon Falls

Argyle doesn’t have a central downtown with restaurants and shops within walking distance. The nearest retail clusters are along FM 407 and US 377, and most dining and entertainment requires a drive. Harvest Town Center, which recently opened a Tom Thumb and several restaurants, is the closest commercial node but is a separate community.
