Pecan Square offers a wider range of lot sizes than most master-planned communities in North Texas. You can find a 40-foot lot with a 1,800-square-foot home and a half-acre estate lot with 3,000-plus square feet in the same community.
- 40-foot lots: The entry point. Homes from about 1,785 to 2,800 square feet. This is where the sub-$500,000 pricing lives.
- 50-foot lots: Mid-range. Homes from about 2,000 to 3,000 square feet. Pulte and Highland are active here.
- 60-foot lots: More room between houses. Highland, David Weekley, and Coventry offer plans from about 2,300 to 3,500 square feet.
- 100-foot lots: Coventry’s largest offerings in Pecan Square. Homes can push past 3,500 square feet and $800,000.

Pecan Square Amenities and Lifestyle Programming
Pecan Square’s amenities are already built and operational.
Jackson Hall anchors the Town Square area with a fitness center, game room, and community gathering space alongside two resort-style swimming pools, a splash pad, and a co-working space called The Greeting House. Post and Parcel is the community mail room with secure Amazon Hub lockers.
The Arena is a separate 22,000-square-foot covered pavilion repurposed from the property’s original equestrian show arena. It has covered sports courts, a stage for live music, a catering kitchen, and big-screen TVs. This is where Hillwood hosts concerts, cook-offs, farmers markets, and seasonal festivals.
Pioneer Park has a dog park, playground, picnic tables, fire pit, outdoor grills, and a pizza oven. The Courts has four lighted pickleball courts with shaded spectator seating, plus basketball courts. You’ll also find miles of walking and biking trails connecting the neighborhoods throughout the community.
Every home in Pecan Square comes with the Canopy technology bundle, which includes half-gigabit Wi-Fi, an Amazon Echo Show, and a Ring Video Doorbell. On-site IT support is included with HOA dues, so connectivity issues don’t require an outside service call.
Hillwood employs a full-time Lifestyle Manager who schedules more than 300 community events per year, including food truck nights, movie nights, fitness classes, concerts, and seasonal festivals. That level of programming is unusual for a North Texas community.
Property Taxes and the Pecan Square MMD
Pecan Square carries Northlake Municipal Management District No. 1, commonly called MMD 1. This special district finances the infrastructure the community needs, including water lines, sewer systems, roads, sidewalks, trails, and landscaping. The MMD rate is $0.705 per $100 of assessed value, and it’s added on top of the standard town, county, and school district taxes, bringing the combined effective property tax rate in Pecan Square to about 2.34% as of the 2024 tax year. Northwest ISD voters approved a 3-cent rate increase in November 2025, which may push the 2025–26 combined rate slightly higher.
The MMD portion alone adds about $3,175 on a $450,000 home and about $3,525 on a $500,000 home.

Schools Serving Pecan Square
Pecan Square is zoned for Northwest ISD, which holds an A- rating on Niche.
Johnie Daniel Elementary School is already built and open inside the community.
Barksdale Middle School is under construction on land adjacent to the community and is scheduled to open in August 2026 for the 2026–2027 school year. The school is named after Floyd Barksdale, and its mascot is the Broncos. Northwest ISD expects an initial enrollment of about 773 students. The building design includes collaborative learning spaces and separated zones for academics, athletics, and fine arts.
Having both an elementary and middle school on-site or immediately adjacent cuts the morning commute to almost nothing for younger students.

A comparable resale home in an area without an MMD overlay could save you $3,000–$4,000 per year in taxes.
Distance from retail and restaurants. Northlake is still growing into its commercial infrastructure, so you’ll rely on Roanoke, Trophy Club, Denton, or Argyle for most dining and shopping until more retail develops along the FM 407 and I-35W corridors.
Construction activity. With 3,100 homes planned and only a portion built, you’ll be living alongside active construction for years. That means truck traffic, dust, and the gradual buildout of later phases. This is standard for any large master-planned community mid-development, but it’s worth factoring in.
HOA costs on top of taxes. HOA dues in Pecan Square are payable semiannually and vary by lot size. The HOA covers the Canopy tech bundle, amenity access, and common area maintenance.
