Why Northlake Is Growing This Fast
Northlake recorded 5,509 residents in the 2020 Census. By 2025, the town had grown to about 10,746 according to World Population Review, and at its current 13% annual pace, Northlake is tracking toward more than 12,000 residents in 2026. Most of that growth comes from two master-planned communities, Pecan Square by Hillwood and Canyon Falls, both of which have been delivering hundreds of new homes per year since breaking ground.
The location is the draw. Northlake is located along I-35W in southern Denton County, roughly 20 miles north of downtown Fort Worth and about 17 miles from DFW International Airport. The Alliance corridor, one of the largest employment hubs in North Texas, is within a 15 to 20 minute drive. For buyers who work in that corridor or commute to Westlake and Southlake corporate offices, Northlake puts you closer to work than most suburbs at this price point.
It also helps that Northlake is flanked by more expensive neighbors. Argyle’s median home price is around $600,000. Flower Mound’s is around $650,000. Northlake’s median sale price is closer to $475,000, which means you can buy a home in the same general area, and in some cases the same school district, at a significantly lower entry point.

Northlake’s median sale price was $475,000 in February 2026 according to Redfin, down 11.7% year over year as more inventory has come online and builder incentives have gotten more competitive. The median sale price per square foot sits at $211, also down from a year ago.
Most of Northlake’s housing stock is new construction. Pecan Square offers homes from the mid-$400s to the high $800s depending on the builder and lot size. Canyon Falls, which spans portions of Northlake, Argyle, and Flower Mound, ranges from the $400s to over $1 million on custom lots.

In Northlake, the base tax stack includes the Town of Northlake ($0.295 per $100), Northwest ISD ($1.0841 per $100 for the 2025-26 school year), and Denton County ($0.185938 per $100). Without a special district, your combined rate lands around 1.57% effective.
Northwest ISD’s rate is actually lower than it was a few years ago. State-mandated tax compression pulled the M&O portion down to its lowest level in three decades, and even after voters approved a three-cent VATRE in November 2025, the total still comes in well below the $1.40+ range the district carried historically.
The catch is that most new construction in Northlake sits inside a special taxing district. Pecan Square has a Municipal Management District (MMD) that adds $0.705 per $100 on top of the base stack. That pushes the combined effective rate in Pecan Square to about 2.27%.

If you work in the Alliance area, at DFW Airport, or in the Westlake corporate corridor where companies like Charles Schwab and Fidelity are headquartered, Northlake is one of the shorter commutes you’ll find at this price point. If you commute to downtown Dallas daily, you’ll have to weigh the pros and cons of a 45 to 50 minute drive each way.
Dining, Retail, and Amenities in Northlake
The town is still building out its commercial base. If you’re used to the restaurant and shopping density of Flower Mound or Southlake, Northlake will feel limited.
That said, the dining scene has expanded over the past two years. For bigger shopping trips, a wider variety of restaurants, or entertainment, most Northlake residents drive to Roanoke (about 10 minutes), Flower Mound (about 15 minutes), Denton (about 20 minutes) or the Southlake Town Square area (about 20 minutes).
Inside the master-planned communities, amenities are a different story. Pecan Square has a resort-style pool, fitness center, dog park, trails, and a working farm with community gardens. Canyon Falls has similar amenity packages with pools, trails, and parks. The community-level amenities are strong even if the town-wide commercial offerings are still catching up.
The Cons of Living in Northlake, TX
Every suburb has tradeoffs, and Northlake is no exception. Here are the ones you should weigh before making an offer.
Limited dining and retail
Northlake doesn’t have the commercial density of its more established neighbors. You’ll make regular trips to Roanoke, Flower Mound, Denton, or Southlake for restaurants, grocery variety, and shopping. This is improving, but it’s still a gap in 2026.
Property taxes in special districts
If you buy a home in Pecan Square or another new construction community with an MMD, your effective tax rate could push above 2.2%. On a $475,000 home, the MMD’s $0.705 per $100 adds roughly $3,350 per year to your tax bill on top of the base rate. Make sure you know which special districts apply to your address before you make an offer.
Infrastructure catching up to growth
FM 407, the main east-west route through the area, is a two-lane road handling traffic loads it was never designed for. The FM 407 micro breakout project at I-35W broke ground on April 6, 2026, and should add through-lanes under the bridge and right-turn lanes west of the interstate within about four months. The larger 11.5-mile widening from Bill Cook Road to FM 1830, which would take FM 407 from two lanes to six, reached the public hearing stage in April 2026 with TxDOT hosting the in-person hearing at First Baptist Church in Justin on April 30. Construction funding and a build timeline still haven’t been set though, so the widening itself is years away. Until that happens, rush-hour traffic on FM 407 is something residents deal with daily.
Car-dependent living
Northlake has no public transit, and there are no plans for DART rail, bus routes, or commuter rail service. You’ll need a car for everything, from your commute to a grocery run. Within Pecan Square and Canyon Falls, sidewalks and trails make the neighborhoods walkable internally, but anything outside the neighborhood requires driving.
Distance to Dallas
If your job is in downtown Dallas or the east side of the metro, Northlake puts you 35 miles and 45 to 50 minutes away in good traffic. During rush hour, that can stretch to over an hour. The location works best for people who work on the west or north side of the metro.
