Northlake’s new construction market covers a wider price range than most people expect. D.R. Horton has homes starting around $425,000 in Pecan Square, and Doug Parr Custom Homes has estate properties above $1.4 million in Stardust Ranch. Most of the activity falls between $450,000 and $750,000, which puts Northlake well below comparable new construction in Argyle or Flower Mound. Two additional communities, Canyon Falls and Harvest, straddle Northlake’s borders with Flower Mound and Argyle. I’ll cover those separately below.

Pecan Square by Hillwood

Pecan Square is the largest new construction community in Northlake, and it’s where most of the volume is. Hillwood Communities is developing about 1,200 acres with 3,100 home sites planned at full build-out. As of early 2026, five builders are actively selling.

Builders and approximate starting prices:

  • D.R. Horton, from about $425,000
  • Pulte Homes, from about $439,000
  • Highland Homes, from about $450,000
  • Coventry Homes, from about $427,000
  • David Weekley Homes, from about $500,000

Lot sizes range from 40-foot to 100-foot, which means you can find a 1,785-square-foot starter home or a 3,100-square-foot home with a larger lot on the same property. The 40-foot lots are where the sub-$500,000 pricing lives. If you want more room, Highland and Coventry’s 60-foot and 100-foot lots push into the $600,000 to $800,000 range.

Pecan Square is zoned for Northwest ISD, which holds an A rating on Niche. Johnie Daniel Elementary is on-site, and Barksdale Middle School is under construction with an expected opening in August 2026.

The community’s amenities are a draw on their own. Jackson Hall is a 22,000-square-foot event space. There are also two resort-style pools, a splash pad, a fitness center, co-working space with Amazon Hub lockers, a dog park, pickleball courts, and sports courts. Hillwood’s lifestyle manager schedules more than 300 community events per year.

The potential downside is the tax bill. Pecan Square carries Northlake Municipal Management District No. 1 (MMD 1) at $0.705 per $100 of assessed value. That pushes the effective property tax rate to about 2.36%. On a $500,000 home, you’re looking at roughly $11,800 per year before the $140,000 homestead exemption reduces the school district portion.

The Ridge at Northlake

The Ridge is the Argyle ISD option. If the school district is a priority, this is the community to look at in Northlake. Argyle ISD holds an A+ rating on Niche and is ranked among the top 10 school districts in Texas.

David Weekley Homes and Taylor Morrison are the two builders here. David Weekley’s homes on 60-foot lots start around $588,000. Taylor Morrison offers three lot sizes. The 50-foot series starts around $510,000, while the 60-foot and 70-foot lots run from about $588,000 to $867,000. Homes range from about 2,500 to 4,400 square feet.

The Ridge has its own amenity set called the Altitude Club, which includes a fitness facility, resort-style pool, lap pool, splash park, adventure play area, outdoor ninja course, walking and jogging trails, and a fire pit.

Like Pecan Square, The Ridge carries a special tax district. MMD 2 has the same rate as MMD 1 at $0.705 per $100 of assessed value, and HOA fees run $371 per quarter. Between the MMD tax and the Argyle ISD tax rate, monthly costs at The Ridge tend to run higher than Pecan Square at the same home price.

The Highlands of Northlake

If you’re looking for acreage, The Highlands is one of the few new construction options in Northlake with 1-acre-plus lots. Kindred Homes is the exclusive builder, with current pricing starting around $950,000. Active listings in early 2026 are running $1.3 million and up. Floor plans range from about 3,100 to 3,700 square feet with three to four bedrooms.

The community has a 50-acre park with two miles of hike and bike trails. The streetscape is more rural than Pecan Square or The Ridge, and the lot sizes give you space between neighbors.

The Highlands is in the Northwest ISD zone. Instead of an MMD or WCID, this community has a Public Improvement District (PID) that charges a flat fee of about $1,300 per acre per year. On a one-acre lot, that’s a more predictable cost than the percentage-based rates in Pecan Square or The Ridge, but that adds up quickly on larger lots.

Creek Meadows West by Toll Brothers

Creek Meadows West is Toll Brothers’ Northlake community, and it’s a different market entirely. There are 37 one-acre home sites with six floor plans ranging from about 3,200 to over 5,360 square feet. Starting prices are around $930,000.

Homes include four to five bedrooms, four to five full baths, and three- to four-car garages. If your budget is above $900,000 and you want a one-acre lot from a national builder in Northlake, Creek Meadows West is currently the only option in that space.

Stardust Ranch

Stardust Ranch is the highest-priced new construction in Northlake. Doug Parr Custom Homes has lots ranging from one to five acres, with current pricing starting above $1.4 million. The development is off I-35W and Robson Ranch Road, with underground utilities, a two-acre lake, and paved walking trails.

The minimum home size starts around 2,700 square feet, and the design mix includes traditional, modern ranch, and transitional styles.

Canyon Falls and Harvest (Shared Communities)

Two of the most recognized communities in the Northlake area actually straddle multiple town boundaries. This matters for your property taxes, school district zoning, and which municipal services cover your address.

Canyon Falls spans 1,199 acres across Northlake, Flower Mound, and Argyle. Builders include Drees Custom Homes, Belclaire Homes, American Legend Homes, Chesmar Homes, Coventry Homes, and Windmiller Homes. Prices range from about $480,000 to over $1 million. The community devotes 400 acres to open space and has more than 14 miles of trails, an infinity pool, fitness center, and stocked fishing ponds. Canyon Falls carries a Water Control and Improvement District (WCID) at $0.695 per $100 of assessed value. Depending on your address, you could be in Argyle ISD or Northwest ISD. Confirm your zoning before making an offer.

Harvest by Hillwood covers about 1,200 acres across Argyle and Northlake. Builders include Highland Homes, David Weekley, Coventry Homes, D.R. Horton, and M/I Homes, with CB JENI offering townhomes starting in the $350s. Harvest is an agrihood community with a 1.5-mile Central Park, the Fit Barn fitness facility, and an on-site Farmhouse Coffee shop. Like Canyon Falls, Harvest straddles both Argyle ISD and Northwest ISD. The Harvest PID was dissolved by the Northlake Town Council in October 2024, which removed that tax layer. Harvest addresses still carry a Belmont Freshwater Supply District assessment, so the total tax bill didn’t drop to zero, but it got significantly lighter.

David Weekley Homes is offering financing rates as low as 4.99% on select homes through the end of 2026. Highland Homes has offered $20,000 toward closing costs plus kitchen upgrade packages. Coventry Homes also has price reductions of $20,000 to $100,000 on completed inventory homes.

Incentives change frequently, but the best ones tend to be on spec homes (inventory that’s already built or nearly finished). Every new construction community in Northlake carries some form of special tax district. This is not unusual for North Texas new construction, but the cost varies significantly depending on your address.
