Northlake TX Zip Codes: New Construction Areas and What’s Coming


TLDR

Northlake doesn’t have its own zip code. The town is split across four postal codes: 76247, 76226, 76262, and 76259, each borrowed from a neighboring city. Your zip code determines your mailing address, and it affects which tax districts, school zones, and builders show up when you search. The median home price in Northlake is about $475,000 as of early 2026, but that number swings depending on which community you’re in.

Why Northlake Has Four Zip Codes Instead of One

Northlake is one of the fastest-growing towns in Denton County. The 2020 Census recorded about 5,500 residents, and by 2025 that number had grown to an estimated 11,000. But if you search for homes in Northlake, your results will come back labeled as Justin, Argyle, Roanoke, or Ponder, depending on the address.

That’s because the USPS assigned these zip codes long before Northlake’s housing boom. The town didn’t have enough residents or postal volume to warrant its own code, so it was carved up among its neighbors. A home in Pecan Square shows up as Justin, TX 76247. A home in Canyon Falls shows up as Roanoke, TX 76262. A home in The Ridge at Northlake might show up as Argyle, TX 76226.

As of early 2026, a federal bill (H.R. 2430) introduced by Rep. Brandon Gill would direct the USPS to give Northlake its own dedicated zip code. The bill was referred to the House Committee on Oversight and Government Reform in March 2025 and hasn’t passed yet. If it does, the USPS would have 270 days to create the new code. For now, buyers need to know which code covers which part of town.

76247 in Northlake: Pecan Square and Western Northlake

76247 is officially a Justin zip code, but a large portion of western Northlake falls within it. This is where you’ll find Pecan Square, the town’s largest master-planned community by Hillwood.

Pecan Square homes start in the low $400s and run into the $800s depending on builder, lot size, and finishes. Active builders in the community include Highland Homes, Toll Brothers, David Weekley, Coventry Homes, Pulte, Drees Custom Homes, D.R. Horton, and Ashton Woods. The community is centered around The Town Square, which includes a 22,000-square-foot event venue, resort-style pools, and a trail system.

Pecan Square falls within a Municipal Management District (MMD 1) with a tax rate of $0.705 per $100 of assessed value. That’s on top of the town, county, and school district rates. On a $500,000 home, the MMD alone adds about $3,525 per year.

Homes in this part of Northlake are served by Northwest ISD, which holds an A- rating on Niche.

76226 in Northlake: The Ridge and Eastern Development

76226 is an Argyle zip code, and it covers the eastern side of Northlake. The Ridge at Northlake is the most prominent community here, with David Weekley as the primary builder.

Homes in The Ridge start in the low $600s and run into the high $700s, with floor plans ranging from about 2,500 to 3,950 square feet on 60-foot homesites. The community includes a Northlake Municipal Management District (MMD 2) overlay at $0.705 per $100 of assessed value.

Parts of the 76226 coverage area in Northlake fall within Argyle ISD, which holds an A+ rating on Niche, the highest district grade in Denton County. Two homes in Northlake a mile apart could feed into different school districts, and the Argyle ISD portions carry higher home values because of it.

If you’re buying a home in this area, confirm which school district serves the specific address before you make an offer.

76262 in Northlake: Canyon Falls and the Southern Border

76262 is a Roanoke zip code that extends into Northlake’s southern and southeastern sections. Canyon Falls, the large master-planned community that spans Northlake, Argyle, and Flower Mound, has Northlake-addressed homes in this zip code.

Canyon Falls homes currently range from the low $400s to over $900,000, with active builders including Perry Homes, Highland Homes, and Pulte. The community is built around preserved old-growth trees and Graham Branch Creek, with an extensive trail system and amenity center.

The Northlake portion of Canyon Falls is in a Water Control and Improvement District (WCID 2) with a tax rate of $0.695 per $100 of assessed value, comparable to the MMDs in other Northlake communities.

School district assignments in this zip code are split. Homes on the Northlake side of Canyon Falls are typically served by Northwest ISD, but some sections along the Argyle border feed into Argyle ISD.

The base tax rate in Northlake before any special district taxes includes three layers.

That base rate of about 1.56% is competitive for Denton County. Northwest ISD’s total rate dropped from about $1.15 to $1.08 per $100 for 2025-2026 due to state-mandated tax compression, but almost every new construction community in Northlake has a special district on top of it.

Most Northlake communities also fall within Emergency Services District No. 1, which adds $0.10 per $100 to your bill. It’s a small line item, but it shows up on your escrow statement and catches people off guard.

With a special district and the ESD, your effective tax rate in most Northlake communities ends up around 2.3% to 2.4%. On a $500,000 home, that works out to roughly $11,500 to $12,000 per year before exemptions.

Two homestead exemptions help offset the total. The $140,000 school district exemption reduces your taxable value for the Northwest ISD calculation, saving roughly $1,550 per year. The Town of Northlake also offers a 20% homestead exemption on the town portion of taxes. After both exemptions, expect annual taxes closer to $9,700 to $10,200 on a $500,000 home with a special district.

School Districts Serving Northlake

Two school districts serve Northlake, and which one applies to your address depends on exactly where you buy.

Northwest ISD covers the majority of Northlake, including all of Pecan Square and most of Canyon Falls. Northwest ISD holds an A- rating on Niche and serves about 31,000 students across a large district that also includes Justin, Roanoke, Trophy Club, and parts of Fort Worth.

Argyle ISD covers portions of eastern Northlake, including parts of The Ridge and some sections of Canyon Falls near the Argyle border. Argyle ISD holds an A+ rating on Niche with about 5,400 students.

Homes zoned for Argyle ISD tend to carry a premium. If the school district is a deciding factor for you, verify the specific address through the district’s enrollment portal before making an offer, not based on the community’s marketing materials.

Northlake Commute Times and Highway Access

Northlake is positioned along I-35W and State Highway 114 in southwest Denton County. That gives it two major corridors running in different directions.

Downtown Fort Worth is about 27 miles south via I-35W, which takes roughly 35 to 45 minutes depending on traffic. DFW Airport is about 17 miles east, typically a 20-minute drive via SH-114. Downtown Dallas is about 35 miles east, and in rush hour that drive stretches to over 60 minutes.

The Alliance corridor, home to major employers like Amazon, FedEx, and BNSF, is less than 15 minutes south on I-35W. Westlake, where Charles Schwab and Fidelity have large campuses, is about 10 minutes east on SH-114.

The potential downside is that both I-35W and SH-114 get congested during peak hours, and there aren’t many alternative routes. If you commute south toward Fort Worth or southeast toward DFW, the drive is manageable. If you’re commuting east into Dallas proper, expect longer travel times.

Communities like Pecan Square bring the median down compared to Argyle’s established estate-heavy market. Justin is the most affordable entry point into Northwest ISD, but it doesn’t have the same level of master-planned amenities.
